We are currently under contract and on track to close on this property on 9 April, 2024. This is already a very profitable property by operating only two weeks out of the year during NASCAR races at the legendary Talladega Superspeedway. From those two weeks alone it generates $75K in net operating income (NOI). We have a very simple and low-risk business plan to boost the NOI to over $215K, a 190% increase, by merely opening the park to year-round operations and achieving a low occupancy outside of the NASCAR race season. This plan will yield a 1.81X on investors' money, not including additional tax benefits.

This deal requires a very small capital raise of $150K. We can take a handful of accredited and non-accredited investors for $10K minimum and $50K maximum. Investors must sign the operating agreement no later than Friday, 29 March, 2024, and wire funds to the operating LLC by the first week of April.
